One Herăstrău Towers Completed

Bucharest, Romania — One United Properties has officially accepted the completion of its new residential development, One Herăstrău Towers, located on Nicolae Caranfil Street. The project comprises 139 apartments and represents a gross development value (GDV) of about €54 million

Key Features & Stats

The development is approximately 90% sold already, demonstrating strong market demand.

Two towers house the residential units; in addition, the ground floor and first floor (≈ 5,000 m²) are dedicated to commercial and office spaces

One Herăstrău Towers continues the line of development following One Herăstrău Park and One Herăstrău Plaza.

The project has been awarded the “Green Homes” certification by Romania Green Building Council, affirming performance and sustainability standards.

Strategic & Urban Impact

The site had previously contained an abandoned building unused since the 1990s. Its redevelopment is seen as a revitalization of a “scar” in the urban landscape.

The inclusion of mixed-use spaces (retail, offices) ensures the building serves not just residents, but also people working or passing nearby.

The developer also collaborates with Le Manoir to open a gourmet market concept within the commercial portion of the project, targeting premium products and services accessible via a mobile app.

What This Means for the Bucharest Market

  • This delivery reinforces that high-end residential + commercial mixed-use developments remain in demand in Bucharest.
  • The high pre-sales ratio (≈ 90%) signals investor and buyer confidence, even amid economic uncertainties.
  • Projects certified under green / sustainability standards are likely to command a premium and greater appeal in the market going forward.
  • Redeveloping underused or derelict urban plots (rather than new greenfield sites) can yield both financial and environmental benefits.

One Herăstrău Towers stands as a flagship in Bucharest’s luxury residential landscape, blending sustainability, mixed use, and urban renewal. As more similar projects emerge, it will be interesting to see how buyer expectations evolve.
